The Power of Open Houses: Why They Still Work
Open houses are single-handedly the most powerful way to attract buyers and sell your home faster.
They turn casual browsers into serious buyers and get your listing more eyes than any online post.
Here’s how I make open houses necessary and get buyers coming back 2, 3, even 4 times:
✅Step 1: Paid Ads That Get Views
I use my EXIT Realty brokerage’s ad system, which is part of an exclusive partnership with Facebook. Because it’s sponsored, we get better rates, more views, and stronger results than most agents.

✅ Step 2: Eye-Catching Open House Image 👆
I create a clean, bold image using Canva (see example above). The ad runs from Wednesday to Sunday, building momentum throughout the week.
By the weekend, thousands of people have seen it. Some even message me early to book a visit before the open house.
✅ Step 3: Make the Home Feel Right
A staged and welcoming home is everything. The goal is for buyers to picture themselves living there. That’s when it clicks.
🎯 Why Open Houses Matter
Many new buyers won’t book a private showing but will drop into an open house because it feels easier and low pressure.
If the home fits their needs, they often come back for a second or third visit.
🔁 Real Example: Caminiti Listing
At my first open house, 11 groups showed up. Two different buyers saw the home that day, came back for private showings during the week, and now one of them has booked a fourth visit. We’re expecting an offer soon.
That kind of momentum builds interest and confidence. Without that first open house, those visits might not have happened.
