Where's The Feedback From Buyers?
When showings go quiet, here's what it actually means
Hi ,
I've been seeing something a lot lately that catches sellers off guard.
A home goes live. Photos look good. Showings start coming in. Five, seven, maybe ten people walk through in the first couple weeks.
Then nothing.
No offers. No follow-up questions. Not even feedback from the agents. Just silence.
And that silence is telling you something.
When buyers like a home, they don't stay quiet. They ask questions. They mention closing flexibility. They bring their parents back for a second look. They start talking numbers, even if they're testing the waters with a lowball.
That's what engagement looks like.
But when a home gets traffic and zero offers? That's not the market being slow. That's buyers walking through, feeling something was off, and deciding to keep looking instead.
Here's the thing about Ottawa buyers right now. They're being careful, but they're not frozen. They're out there every weekend touring homes. And when one feels right, when the price makes sense and the space clicks, they don't hesitate.
But if something doesn't line up, if the vibe is off or the value isn't clear, they just move on. No drama. No explanation. They don't owe you feedback, and most agents won't give it anyway.
So when the showings dry up or people keep walking through without a word, it usually comes down to one of two things:
The price doesn't match what they see. Even if your home is beautiful, if buyers expected one thing and saw another, they assume it's overpriced and move on.
The presentation is off. Cluttered staging, poor lighting, or a small unfinished repair can kill the vibe instantly.
Quiet listings don't fix themselves. They need adjustments early, while the listing is still fresh in searches.
Sometimes it's a small price drop. Sometimes it's restaging one room or tweaking the description. The key is reading the signal and responding while buyers are still looking.
If your home's been sitting and you're hearing crickets after showings, let's talk. I'll pull the numbers, walk the space with fresh eyes, and tell you exactly what I'd change.
No pressure. Just a straight answer from someone who visits properties daily and knows what buyers actually say when they leave.
