What December's Numbers Mean for Your 2026 Realestate Plans
Home prices did drop in December - but only a little.
December gave us a really clear snapshot of where Ottawa real estate is right now and where it's headed in 2026.
There were more homes listed this past December than in December 2024. Sellers are finally coming back to the market and coming back much earlier than usual. Don't be surprised if you see a lot more listings in January and February compared to most years, where they typically picked back up in March, April, and May.
At the same time, sales were slightly lower than December 2024. That's normal for the holidays, but it also shows that buyers are continuing to not rush into buying a new home. They're being selective and taking their time.
Prices dipped a bit year over year for December, but nothing dramatic. This isn't a crash. It's a market catching its breath after a few wild years. Well-priced homes are still selling at or close to asking price. Overpriced ones are sitting.
Bottom line: Ottawa is continuing to move into a more balanced market.
More options for buyers. More strategy required for sellers.
This is what a normal market feels like again, and honestly, that's a good thing.

"Should I wait until spring to list?" "What's my house actually worth right now?" "How do I avoid getting stuck owning two homes?"
These are smart questions. They deserve honest answers, not guesses.
