The $1 Mistake That's Hiding Your Home From Buyers
Why your list price might be hiding your home from buyers

I want to share something I've been talking about a lot lately, and honestly, it surprises homeowners every single time.
Your listing price doesn't just tell buyers what your home is worth. It determines whether they ever see it at all.
Here's what I mean.
When buyers search online, they filter by price range. Something like $700,000 to $750,000. Sounds simple enough.
But here's where a lot of sellers quietly lose ground.
If your home is listed at $699,999, it won't show up in that search. Not because the buyer wouldn't love it. Not because it isn't worth it. Just because of one dollar.
That buyer never even knew your home existed.
And this doesn't just apply to the $700,000 range. This happens at every price point across Ottawa, from $400,000 condos to $1.2 million family homes.
Here's what I do differently.
I price homes in clean $25,000 brackets:
$700,000
$725,000
$750,000
$775,000
The same logic applies whether your home is worth $450,000 or $950,000. Buyers search in ranges. Your price needs to land inside those ranges, not just below them.
Why? Because that's how buyers search.
Pricing within those ranges means your home shows up in more searches, and more searches means more eyes on your listing from day one.
More eyes → more showings
More showings → more competition
More competition → stronger offers
Momentum is everything.
The first 7 to 10 days on market are your most critical days. If your price is accidentally hiding your home from the right buyers, you're already starting from behind.
Pricing is only one piece. Great photos, smart staging, and strong marketing all matter too. But none of that works if buyers can't find you in the first place.
Sometimes the smallest detail makes the biggest difference.
