Ottawa Realestate Market Snapshot – Fall 2025
As the market cools down heading into fall, here’s a quick FAQ to break down what really happened in September and what to expect heading into next year.
1. Are homes still selling close to asking?
Yes. Homes sold for about 98% of their asking price on average. Slightly under, but still strong. Instead of dropping prices, many sellers are just relisting their homes, which makes the list-to-sold ratio look a bit lower. Realistically, it’s sitting around 96% to 97% of asking.
2. Are there more listings now than last year?
Yes. There were 2,832 new listings in September, up 19% from last year. Buyers have a lot more to choose from, while only 1,089 homes sold. That gap shows demand has softened and inventory has increased.
3. How fast are homes selling?
On average, homes are taking about 23 days to sell. That’s a few days slower than last fall, showing buyers are taking more time before making a move.
4. Are prices up or down?
Prices are holding steady. The average sale price was $690,000, compared to $688,000 last year, so almost no change.
5. Are bidding wars still happening?
Much less than last year. The well-priced and high-demand homes are still selling fast, but it’s usually either the cheapest homes or the best value homes that see multiple offers.
6. Is it a buyer’s or seller’s market?
It’s leaning toward balanced, but with more listings and slower sales, buyers have a slight advantage. Once a property has been on the market 30 to 60 days, buyers tend to have the upper hand. Many sellers right now are listing because they need to sell, not because they just want to.
7. What’s expected for October and November?
The market typically slows heading into winter, but serious buyers are still out there. Sellers who price right and make their home stand out will still attract strong offers, while buyers are having an easier time negotiating
