May came in strong. 1,807 homes sold, up 33% from April.
The election slowed things down in April, but now buyers are truly back.
By the Numbers:
Average sold price in May: $728,623
Single-family homes: $700K (steady)
Townhomes: $446,900 (up 3.4%)
Condos: $404,700 (down 3.6%)
Prices are holding steady overall.
Not dropping.
Not spiking.
Just moving like a normal market.

Inventory’s Up = Options for Buyers
3,430 new listings hit the market last month
4,347 active homes total — up 13.5% from last year
Inventory sitting around 2.4 months (balanced market)
Bottom line: Ottawa’s market isn’t crashing - it’s just normal. Buyers have more options and less pressure. Sellers who price right are still getting fantastic results.
