OTTAWA REAL ESTATE: JULY 2025 MARKET SNAPSHOT

I don’t usually post emergency market updates, but the outlook for the Ottawa real estate market isn’t looking great.
Inventory is climbing fast, and here’s what you need to know right now.
There were 2,549 new listings in July, up 27.8% from last year.
Active listings hit 4,205, which is a 56% jump year-over-year.
Buyers now have more options than we’ve seen in years, and that shift is changing the tone of the market.

It’s no longer a seller or neutral market.
Only about half of the homes listed are selling, with a sales-to-new listings ratio of 51.7%.
The median time on market is now 24 days, and many of those listings are creeping into August unsold.
Saturation is building, and listings are sitting longer than usual. This is the most leverage buyers have had since the 2020 to 2022 market peak.

Prices are levelling off.
The average sale price is $695,209, up just 2.2% from last year.
Homes are selling for about 98.1% of the asking price.
Most buyers are negotiating. Unless a home is perfectly priced and well presented, it’s not getting full ask. Multiple offers are rare and usually only happen on standout listings or lowly priced homes.

What this means for you.
If you’re selling, you’re now competing with a growing number of homes. Don’t test the market. Price it right from day one. Even well-priced homes are taking longer to sell, so be patient. Make sure the home is staged, smells fresh, has strong photos, and is available for showings.
If you’re buying, this is a great time to act. There’s more inventory, less pressure, and more room to negotiate. You’ll have better chances of getting a deal, especially on homes that have been sitting for a few weeks.
