“Cale, I don’t want to sell under asking. We should list it higher so buyers can negotiate us down…”
I actually hear this all the time and it does make sense. But here’s the truth: this strategy kills momentum for 90% of homes.
The homes that sell in the first 1–2 weeks almost always get stronger offers and end up selling higher than the ones that linger on the market.
It’s not a secret. It comes down to pricing and positioning. If three similar homes have been sitting for 30 days, copying their price won’t work. You need to STAND OUT. Be the OBVIOUS CHOICE.
With the right staging, the right atmosphere, and the right price, you create buzz. Buzz brings multiple showings. Multiple showings bring multiple offers. That’s how you sell fast - often at, near, or even above asking.
This isn’t about listing higher for “negotiations.” It’s about creating momentum that gets you the best results.
EXPERT TIP: On average, it takes about 10 showings to get a conditional offer. The faster you reach those 10 showings, the faster you’ll get your home sold.

I’ve been entrusted by a lot of sellers recently, and the results have been incredible. If you know anyone looking for condos, I’ve attached a few below. Some have been sitting as the condo market slowed, but activity is picking up again as we head into winter.
On the residential side, I’ve had a detached home sell in just 10 days with multiple offers, and a townhouse in Orléans that received multiple offers and is now conditionally sold over asking (I can’t share the number yet). My other listings are also getting great traction.
One thing I’ve noticed, especially in Avalon West, is that many sellers are massively undercutting their prices to snag final seasoned buyers, which has created some challenges in the market. Still, serious demand is there - so if you know anyone who might be interested, let me know. :)
