Buyer or Seller Market? Ottawa’s Latest Numbers Explained.
Here’s how Ottawa’s 3.6 months of inventory impacts your next move.
Is Ottawa in a Buyer or Seller Market Right Now?
The market feels different lately, and many people think buyers are in control. The numbers do support that, but not enough to call it a full buyer’s market. It all comes down to one thing:
Months of Inventory.
This number shows how long it would take for all homes on the market to sell if no new listings came in. It is the easiest way to see who has the upper hand.
Here is the simple breakdown:
1 to 3 months of inventory: Seller’s market. Homes sell fast and buyers compete.
3 to 6 months of inventory: Neutral market. Balanced for both sides.
6 months or more of inventory: Buyer’s market. Lots of choice and way more room to negotiate.
Right now, Ottawa is at 3.6 months of inventory. That is just above a seller’s market and right at the start of a neutral one. Good homes are still selling, but buyers have more negotiation room than earlier this year.
A big reason things feel slower is because we are heading into December. Most people do not want to move during the winter, so traffic always drops this time of year. And since there will not be many new listings over the next couple of months, things should tighten up again and lean closer to a seller’s market in the spring as long as interest rates stay stable, politics stay calm, and buyer demand picks back up.
We are not in a full buyer’s market. It is more of a soft neutral market where the right homes still sell and buyers have room to negotiate.
